Monthly Levy

In general terms, MHA’s financial model incorporates a monthly Levy which is designed to cover overhead expenses relating to the Cottage/Apartment/Frail Care offerings. An overview of the Levy structures is provided below.

Independent Living:

  • Village management expenses, a share of Head Office expenses, building insurance, municipal costs such as sewage and refuse removal, water (although consumption per cottage may be metered, and usage in excess of the monthly free water usage allowance may be charged for by MHA), complex lighting, access to a Professional Nurse/Counsellor, and similar running costs are covered via a monthly Levy charged to all residents. External/internal maintenance of cottages is carried by MHA (refer to the section headed Facilities Management).   A small additional Levy is charged for the emergency alarm facility (a “panic button”, for medical and other emergencies) which is linked to a security service provider
  • The Levy is payable monthly in advance, only via a bank debit order, and is reviewed during the annual Budget process
  • MHA is currently not charged municipal rates and taxes, but the Agreement makes provision for such rates and taxes to be included in the Levy, should MHA be charged those at some future date
  • Some of the expenses which are not included in the Levy, but rather for the residents’ own account, would be domestic electricity, telephone, and insurance of personal movable possessions and vehicles.

Assisted Living:

  • Please refer to the sections headed Bob Zeiss Bedsitter Block and Epworth Close for a full description of all services and costs included in their monthly Levy
  • The Levy is payable monthly in advance, only via a bank debit order, and is reviewed during the annual Budget process

  •  MHA is currently not charged municipal rates and taxes, but the Agreement makes provision for such rates and taxes to be included in the Levy, should MHA be charged those at some future date
  •  Some of the expenses which are not included in the Levy, but rather for the residents’ own account, would be personal consumables, telephone, and insurance of personal movable possessions and vehicles.

Frail Care:

  • MHA provides appropriate nursing and caring services (but not to the extent where ongoing  “24 hour” care is required)
  •  The Levy is payable monthly in advance, only via a bank debit order, and is reviewed during the annual Budget process
  •  All meals and teas are included
  •  A laundry service, and daily cleaning of rooms and communal areas, is provided
  •  For peace of mind of both residents and family members, medication is controlled by being pre-packed by a pharmacy in “blister pack” format, thus ensuring the required dosage is administered as prescribed
  •  Consumables such as (but not limited to) nappies and oxygen are not included in the Levy, but are for residents’ own account
  •  Where it is possible to admit a person who is not an existing resident in a MHA cottage, apartment or room, the Levy charged to an external applicant is higher than that charged to an existing resident.
